We were required by Housing New Zealand to replace 17 existing single houses in Mangere with 34 modern single and duplex units on the same site.
The outcome was a quality mixed-housing, medium-density redevelopment, suitable for different-sized families in this suburban location handy to schools and shops.
Unit sizes range from two to five-bedroom houses, including several for the disabled. The house designs are modular with common forms, materials and colours to provide a visual coherency throughout the development.
A U-shaped access lane from Valiant St ensures all units have a street frontage to allow visibility and improve around the clock security.
The site layout ensures units avoid a large shallow sewer that crosses the site, and large existing trees were retained to blend the development with the surrounding neighbourhood.
